While Los Cabos and Cancun seem to always be in the news as appealing Mexican destinations, Puerto Vallarta has been keeping a low profile in the background.

And while the spotlight's on them, it is actually Puerto Vallarta that has created this country's largest resort real estate market - more Americans own homes in “PV” than in the other two cities combined!

As Puerto Vallarta and Riviera Nayarit grown over the years, it has become necessary to continually revisit how real estate regions and sub-regions are divided, to assist people in finding and navigating through the many popular real estate neighborhoods. At the Vallarta Lifestyles Publishing Group (VLPG) we have established the following real estate zones:

Peninsula golf

First, we refer to the entire region from Barra de Navidad in the south to San Blas in the north as Costa Vallarta. Costa Vallarta encompasses Puerto Vallarta (or the Bay of Banderas), Riviera Nayarit (north of Vallarta to San Blas) and Costalegre (Puerto Vallarta south to Barra de Navidad).

Within these three zones we have identified 12 principal regions, which are, starting in the south: Costalegre, South Shore, El Centro (downtown Puerto Vallarta), Hotel Zone, Marina Vallarta, Airport-Jalisco, Airport-Nayarit, Flamingos/Nuevo Vallarta, Bucerias/La Cruz, North Shore and Riviera Nayarit North.

Most of these Regions are broken down into smaller Sub-Regions, to make regional identification even easier. The most popular real estate towns and communities within Costa Vallarta are Puerto Vallarta, Marina Vallarta, Nuevo Vallarta/Flamingos, Bucerias, La Cruz, Punta de Mita, Sayulita, San Pancho and San Francisco.

Both Vallarta and Riviera Nayarit have become increasingly popular as a second-home, real estate destinations in Mexico, perhaps with more Americans and Canadians homeowners than any other region of the country.

The primary trend for the Vallarta real estate market over the past three years has been strong, continual growth that has been difficult for developers, realtors or buyers to keep up with.

The growth of the Vallarta real estate market continues to be very strong, with sales tripling for the local real estate association’s MLS (Multiple Listing Service) and doubling for developers compared to the 2003-2004 season.

In recent decades, the Puerto Vallarta Real Estate area has grown from a small town on the beach, into a complete and thriving metropolitan, offering many excellent Mexico Condo opportunities, as well as beautiful villas with views of the bay and the surrounding mountains. As the city has grown, so has the number of American and Canadian retirees living in Puerto Vallarta; currently it is one of the larges Mexico Retirement communities, with a expat population of more than 50,000.

There are many reasons why Puerto Vallarta has been chosen by so many retirees as their new home; near perfect weather, which has an average temperature of about 72, beautiful beaches, and amazing views are a few of the top motivations. Another factor equally important is the convenience of living in a city that has all the conveniences and services a retiree may need. As the city has grown, and condos have sprouted up all across town, infrastructure has also been planned, expanded and improved to meet the needs of the new population. Roads are extensive an in excellent condition; modern hospitals with the newest equipment offer excellent health care. With the recent municipal elections, those considering a retirement in a Puerto Vallarta condo will be happy to know that the new administration has announced a dedication to continuing maintaining this balance between growth and infrastructure development, dedicated to sustainability.

So far efforts from various organizations such as business and professional organizations of architects and engineers have brought a fairly organized growth pattern to Puerto Vallarta real estate, and the new administration intends to support and participate in these efforts. This commitment can bring confidence to retirees and other real estate buyers in Puerto Vallarta that their condo purchase in Mexico will be supported by continued improvement of services and infrastructure.
